Our Process

Overview & Purpose

The purpose of The Lighthouse Construction Process is to create an experience that will seamlessly guide you from concept through construction. At Lighthouse Construction we created a way to simplify the building process.

Preliminary Design

Preliminary Design

  • Our process starts with an initial visit to your property followed by a tour of our showroom and a presentation of our work. Upon your commitment to the Lighthouse Construction Process, a second site visit is conducted to analyze, evaluate, and document the site characteristics. This includes documenting the topography, scenery, any existing buildings and landmarks, as well as recording all of the required measurements.
  • We collaborate as a team. Your project will have a Sales Associate, Designer, and Project Manager. Our team creates synergy that incorporates your ideas, vision, design style, and zoning concerns while working within your budget. Our goal is to design a custom and unique project that “Tells Your Story!”
  • At the completion of this phase, you will have a design crafted to meet your needs and wants. At this point, once you are satisfied with the design, we move on to the “Estimation & Allowances” Phase.

PHASE 2:

Estimation & Allowances

Estimation & Allowances

  • Our Designer works with you to complete the finish specifications; that is, the selection of finishes and materials to be used in your project. For items that are not selected, realistic allowances will be used to determine the price.
  • Once we’ve completed the product selection portion, we move on to compiling a detailed estimate to ensure that all of the project’s costs are calculated to avoid surprises later in the “Construction” Phase. The contracts and legal documents are prepared for your approval.
  • At this point, you’ll have the information to make an informed decision to either move forward to the “Construction” Phase or pause the process.

PHASE 3:

Construction

Construction

  • Construction documents and details are prepared with finalized drawings. The permitting process is finalized, and sent to the municipality, county, or state for review and approval.
  • Product selection is finalized and materials are ordered before construction begins. However, there may be minor decisions required throughout the construction process.
  • The Project Manager uses our interactive project management software to house the schedule, daily logs, budgets, selections and much more. Clients can access their information through our customer portal which allows them to view daily logs that include photos, quality control inspections, and a recap of work completed. A final walkthrough concludes our proven process of uncompromising quality that focuses on you.
  • We pride ourselves on our work and use only the highest quality craftsmen to complete your project. Our team builds with the Golden Rule in mind, and as a result, we know how to deliver. We look forward to starting The Lighthouse Construction Process with you.
